Property Overview

The Munster Property in partnership with Horgan Properties.

Offered at bids over €110,000

This is a charming, detached, Irish stone cottage, full of character, with many original features, including exposed stone walls. The single-storey cottage has been tastefully renovated and modernised (with a new chimney, new guttering, a new boiler powering oil-fired central heating, re-fitted bathroom, and incorporating double-glazing) to make this a comfortable and spacious residence. The cottage has been re-wired in recent years and has a mains water supply.

The cottage and mill are located on the banks of the Owveg River and the property is believed to have historical fishing rights along the river bank. The exceptional features of the property are the south-facing aspect and the grounds. The property comprises approximately 1 acre including a large garden and a wonderful shaded, wooded area leading via a pathway to the bank of the river. The property is very private overall and has a unique old charm and character.

The property is approached down a narrow lane leading to a gravelled driveway. The cottage occupies a sheltered position beside the derelict three-storey mill. There is also a second derelict stone building close by, on the far side of the original mill wheel. The property has lots of potential - the present owners had ambitions to renovate the derelict mill and stone building but due to family circumstances were unable to devote time beyond caring for the cottage.

Accommodation
The accommodation consists of a living room, dining room / bedroom 4, farm-house style kitchen, master bedroom with ensuite bathroom (including a Jacuzzi bath), a further 2 bedrooms with a shared bathroom. The dwelling is in excellent decorative order.

Building Energy Rating (BERs)

Building Energy Ratings (BERs) give information on how to make your property more energy efficient and reduce your energy costs. All properties bought, sold or rented require an BER. BERs carry ratings that compare the current energy efficiency and estimated costs of energy use with potential figures that your property could achieve. Potential figures are calculated by estimating what the energy efficiency and energy costs could be if energy saving measures were put in place. The rating measures the energy efficiency of your home using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is ‘D’. All properties are measured using the same calculations, so you can compare the energy efficiency of different properties.
